I just want to write this to clear things up
1stly using a mortgage broker i have found this most unhelpful, i knew nothing about 2nd incomes and the % deducted by NR nor did i know about odd jobs to be declared until i came on here, which has opened my eyes.
Any suggestions what i say to my broker ??

Angelandrea,
Firstly, to clear it up, just because a small number of people may suggest fraud it doesnt mean they are implying that is what you are. They are merely responding to the information you offer.
Remember not to take things written on here personally. It is, after all, only words on a screen and not a personal attack on you as an individual.
Unfortunately there are some brokers with limited experience that will not know such things as how second incomes are treated by a certain lender. I am now in my 14th year in the business and would not profess to know how they all work however I do always ensure that I go thoroughly through the lender's terms and conditions etc etc before making the recommendation to a client, simply to ensure that the product I recommend is actually achievable.
Ask your broker how he has come up with the loan amount figure and how has he treated the bonus income (from your previous thread) and if he has included the undeclared second income. Using the figures you have given on your other thread, even taking into account the second income (which cannot be used for a 125% Northern Rock mortgage as you have no payslips etc to evidence it) I stand by the amount I quoted as a maximum borrowing of just over £102,000 assuming you score highly on credit score.
It is pointless to patronise you by telling you otherwise or give you false hope of achieving anything more than that which will only cause you more upset later down the line.
You need to take advice to find out precisely what your borrowing power is (based on your full situation, far outside the scope of such a forum as this) and work within that figure.
Better to be honest with you even though it may not be what you want to hear.
