I am so stressed at all this im biting my hands off !!

Please some one clarify this for me so i can finally have a nice decent nights kip!

So BASIC SALARY £19198 GUARENTEED BONUS OF £7280 Divide by 2 cos Northern rock only take into acciount 50% of bonuses £3640

Salary of 22838

Purchase price is 116.750 but have asked for additonal on top to take it to 121k, think we'll get it on that ???

    I believe I have spoken to you regarding this on another thread.

    On the figures you have posted above I would have thought it unlikely. I have run the figure through NRocks calculator and it's coming up way short even if you have the highest possible credit score.

    Don't hold this against me personally as I am just giving you my honest thoughts. If you have used a broker they may have more clout.

    When are you expecting a decision as all this should have been pretty much sorted out at AIP stage ?
  • Its taking forever, basically, because the work is paid on price work the salary will vary each and every week, the da,n employer stated in his reference that the "basic" even if no work is completed " is 9.32 per hour which equates to the figures above, including guarenteed bonus, then we have the few hours on a maintenance position 3 weekends a month, but this is really not so much "declared" which i am now thinking will cause a problem.

    I just wish it would all hurty up and complete.

    Is ther eno way the NR would offer lower mortgage with say additional loan on top ??

    As i mentioned ealrier, we have 2 salaries coming in but only single mortgage as currently i doubt any one will look at me on the mortgage. We of course can afford the payments no problem

    The figures I was looking at were for TOTAL borrowing, this includes the loan and mortgage so, no, I don't think it's possible that NR will lend you more.

    Can I ask again, why was this all not cleared up at the AIP stage ? I think it has been unfair on you to have your hopes built up but without knowing what information you told your broker it is hard to judge.

  • becasue the employer has put 140 as guarenteed bonus rather than salary it has all changed x

    Are you using a broker? There is no harm in getting them to run through some figures with you on the paperwork as well. You might not get a lower rate but you might get the amount you want.

    Also, as an aside, its much better to post in your original thread rather than create a new one each time as it gets confusing and is hard to follow.

    Please re-read all the posts on your original threads where you ask the same question about the same mortgage.

    It has already been established that, assuming max credit score, the most Northern Rock will lend you under their together mortgage would be in the region of £102,000.

    I know it may be not what you want to hear but there is no way on earth that you will get anywhere near £116,750 let alone £121,000.

    Sorry if this seems harsh but this has been answered for you a number of times on your other threads, but it seems you have disregarded the information already given to you.

    My advice is to accept that your max is £102,000 and forget about the £116,750 property. By keeping you heart set on it you will only set yourself up for a major dis-appointment.

    Im no mortgage expert,

    But their is a product that I know about with advantage home loans. It works on the same principles as northern rock but is based on affordabilty and you may be able to a bit more.

    Is that joint annaul salary?
