I suspect your broker has tried all the main lenders so any incomming new brokers need to take account of this.
£1200 per month does not leave that much after the capital repayment mortgage commitment over a shortish term.
Some brokers will encourage you to get fake payslips or do a fasttrack application tand excagerate your income but beware of doing this......
Maybe a lender than can conside to an older age and longer term is the answer. Not Abbey as your broker will have tried them.
A couple of small building societies can consider older ages. A good broker is worth trying but beware sales people who over promise and use phrases such as 'everyones a winner' or 'this is bread and butter stuff'. They will always be wide boys.0
