On another forum I posted something about self cert and got a phone call 15 mins later from the money program. I would be very surprised if there wernt lurkers from the FSA and IR having the odd read.I like to give people as many choices as possible to do what I want them to. (Milton H Erickson I think)0 -

Take not notice of those who jump down your throat, you clearly need a little bit of guidance financially, and if your broker isnt helping you then I'd recommend you get another one
If you want, I can send you some FSA leaflets and Leaflets from the IR that will explain things to you, in fact, I will see if I can link them first to save myself the postage

I have followed your thread with care and attention and am amazed at the help and direction that is being afforded to you by all the advisers on the site.
What worries me is that your mortgage broker should have explained all the points under discussion here, including maximum borrowing from lenders, how they calculate income, how they treat exiting loans, self certification mortgages, etc.
What are you paying them for?
The advisers here are trying to hold your hand and stopping you from making mistakes and ending up in trouble both now and in the future.
Get yourself a proper whole of market mortgage broker, one that explains things fully as a natural course of the job.

Ok, I think you need to sit down with a Pen and paper, forget this forum for the time being, and write down exactly what income you have got, where from how regular etc
Then you need to write down your outgoings, how much, how often, how long before paid off
Then write down a list of questions that you want to ask your broker
Phone your broker, explain you need some time with them because you are not entirely clear on what your options are/what you are doing. Ask the broker to give you 20-30 minutes of his/her time. Spend the time wisely - drain his brain. Ask as much as you can and write it all down. Then come back and tell us what he said lol. If your broker is not prepared to do this for you walk away. Sometimes its easy for us brokers to forget just how much first time buyers need to be told - you all come with different levels of knowledge
If you are a self employed sole trader, and you are making money without declaring it, you will usually be given 3 months to register with the Inland Revenue as self employed. Phone up the inland revenue and register as self employed, you can do it over the phone it only takes five minutes. You have to do a self assessment annually and declare how much your net profit it. There are plenty of expenses you can deduct from earnings if you look into it. Once you submit your self assessment IR calculate tax due and send you a bill. I think you have 30 days to pay it but they are always sympathetic to those whole struggle IF YOU TALK TO THEM
If you try and get everything right from the start, before you take out your mortgage, things will be easier later on - I can tell you are a good person and wouldnt deliberately do anything dodgy, you just need a bit of help. Lots of information on following sites
