I would get 3 different estate agent valuations in writing and submit the lowest to the OR. Zoopla are rubbish as they only go on previous sales in the area and don't take in to account current market conditions and the condition of the property or the influence length of chain and type of buyers have. Only use Zoopla then if it goes in your favour! I'm not sure if the OR would take much notice of Zoopla for that reason though.

GP2012, if you can't find a rented place - legally the council do not have an obligation to house you as you have technically made yourself (intentionally) homeless due to not paying your bills. However most will assist you in your search. I've not heard of people not managing to find somewhere, though it may not be an ideal size/area/condition.

You cannot be made intentionally homeless if you tried to pay your mortgage, but financially you were unable to do so. And if you tried to get help through the council to pay it. If you just went out on a spending spree, did not pay your rent/mortgage and could not account for the money spent, that would be a different story. Also, being intentionally homeless will come after you are considered to be eligible, homeless and priority need. It is the 4th step in assessing homeless applications. Yes if something happened to change your income dramatically then they might not see it as making yourself intentionally homeless, say you were made redundant or something. But if you have over commited yourself financially and cannot then manage the mortgage they would and do see it as making yourself intentionally homeless. As said before the council will offer advice and seek to help find accommodation whatever the circumstances, or they should, unfortunately occasionally councils aren't that helpful but that is rare ime."Our prime purpose in this life is to help others. With regard to the issue of property values?
So far, I have not seen any reference anywhere on here to utilising the services of the District Valuer.
Being a Government Official, their decision should be binding on all parties to the disagreement.
The DV is open to all arguments, and will receive evidence which may affect a property's value.
I have used the offices of the District Valuer when challenging a LA's property valuation.... obtaining a value of more than one third less than that promoted by the LA! Needless to say, the LA refrained from applying any argument or information that might have helped their case...I, on the other hand, presented a nice report to the DV regarding the property......thus influencing he DV's decision...which was a binding one.....tee hee!No, I don't think all other drivers are idiots......but some are determined to change my mind.......0
