Selling a share in my property...

I am looking to selling my share in my property which is jointly owned with a friend.
Another friend is looking to change names on my current joint mortgage and pay the remainder of my selling price in cash to me directly...
What are the legal implications, and any idea of the costs involved in changing names on the mortgage with HSBC, what service do I need to ask the solicitor for?
Many thanks in advance
