Nationwide valuations?

Hi, we have been AIP from nationwide for a mortgage, the loan amount is £148000, the house estimate by us is £215000 which puts us on the limit for the 70% rate, the last house to sell from our road was 2 years ago for £210000, and surrounding roads are between 200k and 245k, the man on the phone says they do actual valuations and not just estimates or drive-bys, are they likely to value it slighty lower to be conservative? all we need is £212000 to qualify for the rate otherwise it jumps up to the next level.
Sorry for the long winded post, but I don't want to waste the £99 booking fee if we dont have a chance of getting the best rate.

Getting the house you want is equally important in my mind.
Comparison is often meanlingless as many reasons why identical houses can differ in price. Not least that (sold) price may reflect the level of interest in a property at a given point of time.0 -
This is for a re-mortgage by the way, should of said.0
