    Thanks RPW, I have taken those into account and have money set aside for fees other than the £13k for the deposit.

    There are places out there - plus I'm only looking for a 1 bed.

    Go direct to lenders such as Post Office, CO - OP, Direct Line and many more that all have lower rates for direct non broker business.

    No one should be using brokers for 90% business unless they are a very difficult case.
