    Not what I'm seeing at all, if anything more investment interest these days as rents are rising.

    I don't find investors mentioning house price inflation, but instead they just talk about decent rent numbers paying down the mortgage until the property becomes mortgage free.

    Exactly the problem, without hpi they will squeeze renters further, this needs to be stopped.

    I see it as the typical property market, ie. cyclical, so make sure you buy at the right time. The funny thing is that in about 15-20 years time we will probably be here again with the sheeple saying its all over bla bla bla (or should I say baa baa baa).

    Its much more profitable to invest in a cyclical market (near the bottom) because the difference between trough and peak is more. So hurrah for the troughs (as well as the peaks). As long as you don't have to sell in the trough it really doesn't matter. Plus of course it isn't just about capital gain.

    Presumably you'd bring about a cap through regulation but then wouldn't this lead to fewer landlords and even less property for rent?

    No one would move out of cash savings into B2L property if the returns are too low.

    I notice your signature.
    I've been into mixed martial arts for years and I train every day.

    No long runs now due to calve issues. My fitness and strength training now is based around typically short sessions of 20 minutes (sometimes 40 mins or so, msometimes just 7 mins), but I feel fitter than I ever have.

    A typical aerobic session would be;




    • 7 - 15 mins super fast very mixed stuff such as sprinting on spot, crawling on all 4's, burpeees, fast non stop shadow sparring, jumping, kicks / knees, pressups etc, all mixed up and repeated randomly - sometimes just 3 jumps then 30 sec sprinting then 40 secs crawling etc all mixed up, no set times for each excercise, all without stopping for 7 mins.
    • Or the above but in 5 x 3 min sessions, or 3 x 5 min sessions
    • Or the above with 30 secs on, 15 secs off, non stop for 10 mins
    Immediately after this I would then go for a 10 min run, with plenty of sprints, often uphill.



    On a more stregnth oriented session I would again train very fast without much in the way of pause. So for example;




    • Walking fast with heavy weights held aloft
    • Then fast 50 situps
    • Fast weights again
    • Fast pressups
    • Fast pull ups
    • Back to walking with weights
    • A crawl for 1 minute
    • Fast pull - ups
    You get the idea.

    I find this cross training and endlessly mixing things up and varying makes me a lot fitter and stronger compared to when I did more traditional weights or running sessions.


    I will also do silly things like a 'Navy Seals' training session, based on all manner of unusual excercises such as running back and fourth with heavy bags of sand, mixed with fast pull - ups and squats. Real killer stuff tbh.

    At full contact Karate on Monday we did 1500 movements in one 30 min session which inlcluded hundreds of pressups and situps.

    We're building to a 5000 movments session, to include 1000 press - ups (50 at a time). Dreading it really.

    The hardest of all excercise for me is the actual sparring because the mental and pyhsical drain is intense and I typically gas out after a few rounds.

    I prefer Israeli Krav Maga to Kyocushin Karate as it's much more real world and practical. I go to the latter as my neighbour wanted to join and I've ended up staying with it but I miss KM.

    Cycling I do now and then - but again emphasis on shotr but fast sessions, hard uphill in the mud etc, with the odd dismount to bang out burpees / crawling etc.


    I also train during everyday life. Instead of sitting at a train station or airport, do 'hidden' excercises - small leg raises for example or core strengening such as lifting 1 foot for a minute with eyes shut.

    On holiday I train very fast in pool and sea just for 20 mins or so, although much of the day will be active anyway - for example hours in the sea etc.


    I DO ALL THIS BECAUSE I'M A GREEDY B33GGER so I have to burn those clas.

    I'm 54 now (55 in Jan) and I have found that the older I get the more prone I seem to be to injuries, hence the switching to cycling as my main exercise. I ended up being injured 3 months a year, I still jog though (as my dog gets to come with me). It was my calf too (left) where I was injury prone from running.

    Someone, i don't remember who, only a few minutes earlier on this very thread said that "... I'm seeing... if anything more investment interest these days as rents are rising". This sits a little oddly next to scare stories about "even less property for rent".

    An obvious thing about rent controls is that they wouldn't, to any appreciable extent, mean fewer houses - only that those houses that do exist would be more likely to be for owner-occupation than renting out. It's not at all clear that this would be a bad thing socially. Various people on this forum, I don't immediately recall who, are quite fond of squealing about how "mortgage rationing" or whatever is pushing households "into the arms of landlords", implying that this may be a bad thing socially.

    Without questioning the integrity of any of these posters I'd encourage a balanced, honest, sober, dispassionate look at the impact of all issues by all posters.

    Yes and no, I do think there would be some withdrawing and a lessor uptake, but it would be in the margins, if it was more then said margins then that would mean a larger number of properties up for sale which would reduce house prices further which would mean more renters could actually buy.
