CCJ and Charging Order

Hi all - new to this forum so please be gentle if I am in the wrong area!
My family and I were taken for a ride by a local builder and long story short we started court proceedings. He now has a CCJ on himself and we have asked for the money in installments (he agrees he owes the money). He hasn't paid a penny and as such I wish to take it further - we have been told that he is having problems paying his mortgage and I have today checked with Land Registry and it seems that he has applied for bankruptcy in August.
Now - am I able to ask the court to make a Charging Order on his house as if he does lose it due to payment defaults then I may get my money back? I know this sounds a bit cut throat but he does owe me the money...

    Is there equity in the property? You may be paying out money with no hope of any return.
