Is your issue the covenants in the lease or the terms and conditions of your residential mortgage? You would be in breach of contract. Are you asking what would happen or what could happen?

The neighbours will not be happy...If your business does not involve customers visiting your address or regular deliveries and pickups then go ahead. If the business only has the occasional delivery to you (i.e no more often than the daily royal mail delivery) then I wouldn't worry about it.It is stated on our terms of lease to not use the house for business but if i decide to start my business from home what would happen if anyone were to find out?

Regular savers earn 6% interest (HSBC, First Direct, M&S)
Loans cost 2.9% per year (Nationwide) = FREE money.

If you're going to simply have a home office, I wouldn't worry about it. Many people do the same. If you're starting a haulage firm, you may have a problem.

What would happen if I were in breach of contract?
It would be a home office but not working from home my home would be the business HQ. And i would always have a virtual business address.0
