grounds for complaint/compensation? misadvised on mortgage

Hi lovely peeps!

Posting on behalf of friends. They saw a NatWest mortgage adviser, explained circumstances, showed income, etc etc. Got the attached letter.

They went off, found property, offer accepted so made appt for formal mortgage assessment, only to be told that everything first adviser had told them was a pile of poo - they were not eligible for mortgage in any way, shape or form and various other things. :eek::mad:

Needless to say, they are not a happy couple. Grounds for compensation, do you think? I don't think the letter qualifies as an AIP (does it?), but would welcome any advice on their behalf.

    Read the letter, "Subject to a full mortgage application including credit checks".

    No grounds for complaint.

    Thrugelmir, yes, they read that bit. BUT when they went for 2nd formal appt, that adviser said that they should never have been given that letter and the 1st adviser is going to be sent for retraining sharpish! They didn't even get as far as a "formal application", the 2nd adviser just said there was no way in hell they would be considered for a mortgage.

    They spent a lot of time viewing properties - had the 1st adviser said "not a chance", fair enough, but he told them the actual application would be a mere formality.

    One question - how have they been financially disadvantaged as a direct result of the inaccurate guidance from the first adviser ?

    HH, they're both self-employed, so basically time taken out from paid work (obviously not every viewing, but also they don't have paid hols), and travel costs.

    I know it doesn't count for anything in the world of business, but they were also recently served with notice to quit their flat (not normal tenancy, so no security and usual rules don't apply) and had been putting all their time and energy into the buying process based on this 1st adviser, and now they have to try and find somewhere to rent again fairly quickly.

    Their main beef is how could adviser no 1 been quite SO wrong? Literally everything he told them was flatly contradicted by adviser no 2. Surely NatWest owe them a duty of care?

    What exactly were the (apparently obvious) grounds for non-eligibility as quoted by the 2nd adviser ?

    Taking time off looking for houses, wasn't quite where I was going with the finanial loss TBH !
