Thanks for the help from the advisors, but i cant seem to find anymore information from my own advisor as he is not responding to my calls.
The last time i spoke to him he had told me he had found another lender with a lower retention but it means starting from scratch and paying more which i declined knowing the house has been offered to a cash buyer. - see im learning!
So i doubt i can even make a complaint as i cant find out the information needed that has been asked by holly and kingstreet.

i thought i had a mortgage offer, we were told it had been accepted but im gathering from what ive been told that this is only preliminary and the house needed to be valued. We got told to proceed as fast as possible anyway as it was a good investment0 -
Chalk it up to experience. General advice is not to proceed with any legal work until mortgage offer is received.
There's no reason why you shouldn't find another, more suitable property, to make a project of.0 -
You may be able to get the advisor fee's back, at least.
You need to check the KFI (Key Facts Illustration) to see if the fee is refundable if no offer is achieved - many are.
