Armed Forces Leaver - Mortgage Option Advice

Hello MSE folk, newbie here with a question I'm hoping will get a suitable response to help me plan my future.

I am in the last 2 years of Royal Navy service and have always been accommodated in married quarters. The plan in the back of my mind has always been to use my gratuity payment as a deposit on a house (if I commute it will be around 60K).

However at this point I could potentially be unemployed so will have difficulty finding a mortgage lender despite having a decent deposit. At 47 on completion of service there is potentially a good 20 years work left in me.

What can I do, if anything to mitigate this?
