Does anyone know So Simple Mortgages..?

I have seen a company called So Simple Mortgages, they seem ok, (www.sosimplemortgages.co.uk) they cater for people with bad credit, which is me! Just wondering if anyone has heard anything about them at all...? Or does anyone know of any mortgage companies that lend to people with bad credit? (I have defaults and have an arrangement with Payplan). Any advice would be appreciated :o

    You realise of course that they only deal with one lender (infinity) and dont give advice so they wont tell you if another lender has a better deal which could be very likely. You should deal with independent brokers who will work fees free for you

    You would be better speaking to a whole of market mortgage broker who has access to all lenders, you will then receive impartial advice and the most cost effective mortgage for your needs. I've never heard of sosimplemortgages but if they only have the products of one lenders to offer you I'd give them a wide berth

    Indeed - do not go to a tied adviser ( i.e. gives advice from one lender) but find yourself a good fee free whole of market adviser who will be able to search all adverse lenders for you - maybe better than the infinity mortgages that you might end up with.

    Please don't thik that just beacuse you have had some previous bad credit taht you will not be able to get a mortgage - you will.

  • Right I see, thank you. Will go to an independent broker then. I haven't got a recent copy of my credit file, didn't think there was any point as I know it's crap! Where can I get a free one from?

    Credit expert usually do a free copy

    Getting the credit report is more designed to help the adviser source thr ight mortgage for you from the outset - the more correct information you give them from the outset the accurate his research will be.

    Be sure to check a brokers Initial Disclosure Document (IDD) which tells you whether they are advice givers or information only brokers.
    Information only brokers are not giving you advice so the protections for you as a consumer are significantly less.

    A local broker to me implies he gives advice yet his IDD clearly shows he is information only!
