What are my chances of getting a mortgage?

I am currently renting, but my father has offered me £25000 as a deposit for a house.
The house I would like to buy is £73000.
I earn £14700 a year.
I have debts of approx £1100 which I will pay off within the next 2 months.
I have a good clean credit history. I have checked with equifax and experian.
ETA I recieve CB for my three children - would mortgage companies include that in their calculations? Also I receive £300 a month from my Ex-husband.

A £48k mortgage on your income sounds fine.
