Credit checks after mortgage offer

Am I worrying for no reason ....

Having checked my Equifax file I can see that the store cards I have are updated around the 10t of each month.They are showing as having outstanding balances of about £300 across the 2 cards, I have since paid them of which should reflect in the next months update. My husband has had a credit card for about 3-4 years with the same company we paid of the outstanding balance a couple of months ago, but in the last fortnight have needed £1000 , the equifax balance doesn't reflect this yet and stil shows a zero balance from last month.This will of course update next month on the report.

My question is that if a credit check is done today and the £1000 debt is not showing and we get the mortgage offer, will it have a negative impact if another credit check is done before completion if it falls after the 10th November when the file will have been updated?

I have spoken to 2 brokers about the current application which is going through and I know I told one of them about the £1000 but I have a feeling it's not the estate agent broker we've used as he had all our info from previous meeting prior to taking the £1000 and I don't think he asked if anything had changed ..

My husband says I'm worrying to much,am I ???

    If you disclosed the credit commitment on the application, did you tick the "will be repaid on/before completion" box?

    If you did, the lender will simply expect you to do that. It won't matter what has happened in the last week or two.

    If you didn't disclose it, you may be asked about it. It's unlikely to see your application declined, but lenders do not like undisclosed credit. All credit commitments should be mentioned, even if they have a nil balance.
