    To put things in context - we are going for a 5 year fixed with the Cumberland @ 3.35% which despite the higher rate is cheaper overall due to the small product fee of £199. It has free valuation and legal fees. Our LTV is around 30% and we are borrowing about 1, While the paperwork is quite long, its not exactly taxing. Everything has be done by post for us as we are not close to their branches.

    Checking your credit reports does not have any adverse effect on your credit reports. You should get one from each of the credit agencies - Equifax, Experian and the other one (which I cant recall at the moment).
