Selling house without estate agents...

  • Hi there, I have also just used a website (www.cheshire-properties.com) to sell my home privately and it worked really well and it was completely free J. I would say give it a go.

  • Oh dear, I'm going to be the one to say Don't do it!:o

    I put mine up for sale myself in March 2006. The market was still moving then, (remember those days!). Started off with ad in local paper, then eventually signed up with an on-line service- got a board up, on-line advertising. Very disappointing- got a couple of potential viewers who said they would come- but never turned up grrrr! Eventually went with a local estate agent, sold for full asking price, but I still resented the charge, especially as I showed everyone around.

    Factors that may have conspired against me- my house was at the end of a quiet street, so not much passing traffic. And I think people can be a bit scared of having to deal with the vendor direct. It's easier to drop out/ask for a reduction when you got through a 3rd party.

    If you do pay an EA now, make them work for their money- don't do any viewing yourself, they've got a lot of time on their hands now eh! Good Luck with your sale.

    Hmmm....

    I bought the house we currently live in from someone not using an agency.

    They simply put up a board, didn't even put it in the paper. However it was a "project" house and this was in 2004. There were more than 3 interested parties for the house and we paid over the initial asking price.

    The market was very different then.

    There are so few buyers around at the moment that maximum exposure is needed. In short you of course only need to find that one person who wants your house but how likely is that?

    Is your house unusual or special in any way?
    Does it stand out from the other houses around you?
    And by this I mean externally.... remember people won't be able to see how great it is inside unless they have their interest roused by the exterior, it's location or it's potential etc.

    I guess you have little to lose by trying it.... see posts above for good hints at what to do.... but depending on how quickly and desperately you want to sell get ready to go to an agent if you're unsuccessful.

    If you do go with an agent, try not to get one with an "exclusivity" deal and haggle with them on prices. Trade them off against each other.
