Is it really the buyer and seller or is it their agents who are putting you under pressure? Chances are, when you are ready to exchange, it won't be you holding up the process so don't let the agents pressure you into doing things too quickly.

I've been reading a lot of reviews on different websites about dealing with HSBC Conveyancing but I haven't yet read about anything taking as long as our flat sale is taking
We accepted an offer on our property in June and there is still no sign of exchange of contracts.
There is no chain and apparently everything was sent off to HSBC Conveyancing at the end of August (from the buyers solicitor). For a while I was chasing everything myself and it seemed like we were getting somewhere but then randomly HSBC Conveyancing came back with yet more queries. I stopped stressing myself out trying to make things happen at this point. Since then (7 weeks ago) absolutely nothing seems to be happening and I don't expect anything will now happen this side of Christmas. All we keep getting told is that the buyer is eager to move in and that "it's HSBC". I know flats take longer as a general rule any way but we are now looking at 6 months as a minimum period of time which seems ridiculous with there being no chain and share of freehold.
Having read about some people experiencing yet more queries from HSBC Conveyancing between exchange and completion I am at a complete loss in terms of what to do for the best. We are rapidly losing faith that we are ever going to get to point of exchange and that if we do there will then be problems completing which must just be awful.
Should I start chasing everyone up again or is this a pointless exercise, should we ask the buyer to change lenders (if that is even possible), should we just keep waiting...we really don't know
For a number of reasons, we really are getting desperate to move now and I almost feel that it might be quicker and safer for us to find a new non-HSBC buyer in January since we had 2 offers pretty quickly when it went on the market originally.
Any advice at all that any one can provide would be much appreciated.

I think it took five tries before HSBC got me a correct mortgage offer. Then they checked bank statements again in the week between exchange and completion.0
