The OP has an interest-only mortgage. therefore they are not clearing any capital. I think their only option is to rent to the relatives in nine month's time, then rent themselves (unless they can come up with a deposit for something bigger).

Or, as the poster above has suggested, have a sofa bed in the lounge. We did this when we returend from Spain and had our son, two lodgers and us in a small terraced house. Not ideal, but do-able in the short term.

(But just remembered, you don't want any suggestions on how to manage in the meantime, do you?).

Imagine someone holding forth on biology whose only knowledge of the subject is the Book of British Birds, and you have a rough idea of what it feels like to read Richard Dawkins on theology: Terry Eagleton

I can sympathise with the OP, but it's not the end of the world.

I am in a 2 bed flat, rooms are on a par with the sizes of the op. There are 6 of us, 2 adults & 4 kids. We manage. There are lots of options regarding living with this situation and I look on the positive side, the biggest being that I have time to spend with my husband and my family and I don't have a huge millstone (sorry I meant mortgage) round my neck. We too are stuck where we are due to neg equity. My kids haven't suffered in anyway due to living in one room and in fact I think it has made them more tolerant and social.

Make the best of what you have, and look for ways out. Look on the positives, not dwell on the negatives, and you will soon find that it's not that important to have a room each in the grand scheme of things.
