Looking for a Broker

I'm looking for a broker to help find me a remortgage deal for Jan 2013, if anyone can offer their services. I've already done some research on direct deals so really interested if there are any others that brokers have access to that could be better. I'm willing to consider either commission or fee basis depending on if the deal works out cheaper overall.

The key criteria is that I need a 90% LTV mortgage for £135k. Best I can see so far is First Direct @ 4.59% and no fees. I plan to run this mortgage for 2 years.

I earn £42k and my credit history should be good with the exception of still being linked to my ex-partner, unfortunately through the current mortgage. My main imperative in remortgaging is to break that association.

I doubt this would help but in case any lenders would take it into account, I plan to extend the house next year (hopefully without having to borrow any more money either secured or unsecured) which would increase its value from ~£150k to ~£200k. I don't expect it to help for the mortgage I'm seeking now, but in two years time I expect it to put me in a much better position.

That deal seems incredible at 90% LTV, will take your word for it.

There will not be a broker who can beat this and even if taken independently, I would surprised if a deal can beat it and there being enough of a saving to justify a fee...

Even though your circumstances seem ok on the face of it, they do have an incredibly high decline rate at these loan to values...
