Yes, the second precious viewing.
Two adults, maybe two grandparents and three small children at noon. They will be arriving from 150 miles away, what would you provide?
Mum is veggie but cooks meat for the family. I'm familiar with that as the same.
Sandwiches or more? Don't want to appear desperate, though I am, especially as EA have said they have viewed dozens of properties. Nine last weekend when they viewed mine.
So how to welcome them, without going OTT. BTW, have had to borrow, so not smoked salmon please.

I would never cook for a second viewing, if it seems to be going well offer coffee and chat about important stuff like council tax local schools transport links etc

Just offer tea or coffee, maybe a cake and some biccy's if theyve just landed. Tell them all about your house, the good bits. The neighbours, the good ones etc all the detail the EA can't tell them about your home.0

Clean the bathroom, for I'll wager at least one of them will want to use it. They won't think to find any public facilities close by before they arrive at your house.
Tell them where to find a good local cafe/pub/restuarant for lunch....0 -

I'd suggest nothing more than tea/coffee, fruit juice in case the kids want some, and maybe bake some cakes so that there's a nice smell through the house
Ultimately though they're there to look at the house - not your food & drink - so do prioritise making the house look amazing!0 -

Rural living and no street lighting, within a mile each way to dual carriagway to major city in each direction, is bliss.
We are all friends and eat out together from time to time,, but no one calls unexpectedly. The most perfect place to live.

I'm so sorry to hear that. I should think that your friends would keep in touch and you could still get together from time to time. Are you able to downsize near you current location?0

Italian coffee, cream and Mango juice for the Kids. I took the littlies out with my dog and taught them how to climb a style while their parents looked around.
Did all I could and I loved the children.
When I get a verdict one way or another, I'll let you know as it may help us all.
