Help - 2nd kitchen = no mortgage

  • It's okay saying just rip the kitchen out - its not our house and the seller might not want to take the risk! I don't think I'd be keen if our vendors asked us to do major work like that - we have also been rod that we have to rip everything out - cupboards, sink, plumbing, fridge, cooker and spur points etc. I asked a reasonable question about keeping the cupboards for storage (as in a hobby room) but have been told this would probably still be turned down.

I completely understand that it is a possibility that the house could be part rented out, but you could say that about any house! If it was made a condition of the mortgage then we would have to comply! I'm going round in circles now, but as other posts have stated, common sense does not prevail with lenders!
  • Sounds like madness!

Nobody will ever get a loan on our house then, not only do we have the granny flat, we have a "hobby room" full of cupboards and worktops, and a dark room with a sink.
  • Hi All,

Thanks for all the posts. I'm pleased to say that the 2nd kitchen has now been removed and we're now awaiting the second valuation! Fingers crossed.

But I think the sticking point is that it is currently part-tenanted and the mortgagor is cautious about it being part-tenanted in the future.
That's ridicoulus. That's an income you can use to pay the mortgage! It more-or-less guraantees the mortgage will be paid. I specifically bought the house I'm in now because I could let half of it out and use the income to help pay the mortgage. I'm looking to move now, and I'm specifially looking for a similar property - there is absolutely no way I can afford to stay alive, let alone own a house, if I can't generate an income from it.
