    will one of thses mortgages take longer to go through? we are gettin 90k but the vendor accepted 86k will they get the extra 4k or will the mortgage company just keep it? and the house was up for 110k so they should come back and say yes the house is worth it shouldnt they?

    The mortgage will be based on the lower of the purchase price or the valuation. What have you put on the form as purchase price? The other thing is your solicitor also works with the lender and has to declare inducements and as soon as lender finds out that the real purchase price is 86K the mortgage will be in trouble. Also bankruptcy insurance can be called for in cases of sales below market value.
