Should I use the same solicitor as person I'm buying from??

Please can you help?

Trying to decide today if to sign up with same solicitor, Contry Wide, based with estate agent Beresford Adams.
I'm part exing my house with one I'm buying.. so would it flow easier to use same solicitor.. or would problems get scimmed over!!

Thanks for any help

What happens if there is a dispute between you and the vendor? How can one solicitor represent both parties in such a situation?

I used the same solicitors as my seller. We each had a different lawyer in the office. Worked fine but they still sent each other letters in the post even though they sat opposite each other.

The wonders of the legal system :)
  • Thanks !!

A naggin thing in my head says it could be a bad idea.. havin same estate agent was difficult till I reminded them they were supposed to be working for me as well...
Do you think I should avoid the cheapest option I've had 5 quotes and there's about £150 between cheapest and most exspensive..

some mortgage brokers use a system called econveyancer and it ranks solicitors on cost, performance and location. I use it for my clients all the time its great.

I used the same firm of solicitors as the vendors for my last house purchase, however the firm recommended using a solicitor at a different branch of the company to the vendor. We had both initially instructed the same guy, but obviously that would not have been a good idea!
  • I plumped for the cheapest!! EEck hope I don't regret it.. but the estate agent had worked with them before and said all went well.. fingers crossed!!
I decided it was better to have someone definetly batting on my side!
