Advice please,mortgage for 70k,what rate am I looking for?

Hi
I have had a price accepted for a house I want to buy. Mine is sold and only a couple of weeks away from completion. With what I have made from my current property, I am looking to borrow 70k.
Anyone give me any idea what rate (fixed hopefully for three years) I am looking at.
I earn around 25k per year, will have no loans as paying car off before I move, no credit cards and a good credit rating.
Any ideas appreciated.

The house is 101k but needs around 15k spending on it, I have 45k to put down.
