Current Best 2 Year Fixed Overall Deal?

I am looking for a new 2 year (or 3 or 5 year) fixed rate (with no overhang), as a remortgager.
I wish to borrow £100k over 23 years (or less). I don't care about the rate, I am happy to pay out for arrangement/legal/valuation (not added to the mortgage) providing that at the end of the fixed rate period it works out the cheapest.
I also have 10k I was going to pop into a high interest account (5.7%ish) but would this be better for use with an offset mortgage - same term with flex to move after 2 years (or more)?
Am obviously looking at screenscrapers, I have a couple of IFAs on the case but would welcome your recommendations please, and I'm sure it will also be good advice for others.

There must be something that peeps out as being better than all the rest?
Or is it all just smoke and mirrors by having varying arrangement fees and other ways to fool you into thinking there are great deals when there are actually none?0 -
you answered your own questions. Unfortunately we cannot advise rates etc without a full fact find. Best thing to do is toask the IFA to show you how he has sourced the deals. I thought I had put enough information down to determine a 2 year fixed rate deal, I did not think it needed a full fact find for a basic comparison to determine least cost over the 2 year term.
I was hoping that someone who has recently looked at similar would come back and say - this company, percentage, setup fee, legal, valuation, comes out at £500 less over the 2 years compared to the rest.
I don't mind paying a reasonable arrangement or 'reservation' (as the new terminology seems to be) fee up front, but £999 or 2% or even 3% is a bit of a stunner when the rate is not even that competetive. As the saying goes - at least !!!!!! Turpin wore a mask
Sorry - what I didn't say was the £100k is about 50% of the value of the property.0
