    I dont know of one that doesnt require an income figure, after all that would constitute irresponsible lending.

    So again, which lender? (remember this guy wants to save money not pay over the odds)

    Do what you like - you are up to your old tricks of trying to belittle advisers (despite being one yourself) and worrying the client unnecessarily - all they need to declare is that their annual disposable income is sufficient to meet the borrowing - salary figures etc are not required.

    If you don't know the lender then you should.

    Oh and the rates come from 5.39%

    Its not about worrying clients ITS ABOUT TREATING CUSTOMERS FAIRLY and giving them all the facts.
    The industry needs to get more professional, that means covering everything with clients and fogetting th spivv talk.

    I wonder, do you tell your clients that fasttrack lenders (such as N Rock, Halifax and Nationwide) will spot check income proof after completion??

    ForkHandles, HBOS are usually competitive, including remortgages. I would start by just asking them, so long as you are not asking for any change apart from the product you might avoid having to give your income etc.

    yes, they ask for your annual disposable income, that's all - no doubt Conrad will say this is just the same as asking for a declred income but it is not.

    Not trying to hide or cover up anything but I'm pee'd off that he comes on here slating advisers when he is one himself, but for some reason is not willing to include the signature.

    Conrad, we don't do fast track unless we have proof of income, so your question is irrelevant.

    So Conrad, with your industry expertise, what do you suggest? Have you a potential solution for the client or are you leaving that to the "muppets"?
