My girlfriend is wanting to get a mortgage soon, she is looking to borrow 65,000 for a property valued at around 90,000.
Her gross income is 11,750 per annum
She also gets various tax credits
She is looking for a lender who would offer 100%
Is there anyone around who could help her?

How much is she actually buying the property for if it is valued at £90,000?Her gross income is 11,750 per annum

Is she Employed or Self employed, full or part time? What does she do for a living and how long has she been in current employment?
Can you give the types of tax credit, and how much she actually gets?She is looking for a lender who would offer 100%

Depends on the replies to the above. Based on just her employed salary then it is unlikely that she will get £65,000.0 -

she is buying it for 65,000
She is employed, she works for a travel agents,she has been in current employment for 7 years
she gets working tax credit and child tax credit of 335 per month

Whats your girlfriends credit status like? does she have any adverse credit?
Does your girlfriend have any debts or financial commitments such as loans, credit cards, catalogues, HP, car finance etc? If so could you detail themI am a Mortgage Adviser

her credit score was 40% higher than rest of the uk, she says about 800 out of 1000
she only has a loan of 3500 with a payment of 85 per month for 5 years0 -
The ok, this is JUST about doable, but there are only a handful of lenders who would look at it would recommend your g/f takes professional adviceI am a Mortgage Adviser
