I want a mortgage but have a ccj?

I found out last week that i had a ccj to my name, it was for university fees and was dated 8/1/04.

What are the chances of me and my girlfriend (who has excellent credit) getting a Halifax firsts time buyers mortgage

    A CCJ needn't be the end of the world. people with much worse credit problems get mortgages.

    I take it as you have only just discovered you have the CCJ its not been paid? If not, then the best thing you can do for yourself is to pay it.

    There are plenty of lenders who will lend if you have a CCJ. Much depends on the amount, the time it was issued, if its repaid etc. How much money are you looking to borrow and what sort of a deposit do you have?

    Why are you going to Halifax there are far more competitive deals at present...

    The ccj is £3000, we have £9000 deposit and we want to borrow 55k.

    We have gone for the halifax, because they pay the survey and £250 cash back.

    Well if you have got an AIP already then your chances of getting the mortgage with Halifax are very high. All you need to do is submit the full application and send in all the supporting documents that they ask from you

    Yes correct, if they have AIP'd you already you have nothing to worry about. How about reducing your deposit and getting the CCJ paid off?
