Help to find Mortgage

I am buying a reprosessed house but all i get offered mortgage wise by advisers and agents in house advisors are huge fees linked to mortgage?
Im self employed and want to borrow 40% of the total house value.Our offer has been accepted but i have held them off till now as these mortgages with £1000 fees!
They already get commision dont they? Damn if im paying those rip off fees.
I have 2 years tax returns, and have a hefty deposit to put forward.Just find the mortgage a mine field and confusing.I would like a fixed term below the existing rate,and be able to over and underpay when i want?
Can any one help us out?

Looking for a mortgagewith all thise requirements will be difficult.
Primarily because underpaying is normally dependant on having made overpayments. You can the make underpayments up to the value of the overpayments previously made. Most schemes that offer these facilities are fully flexible mortgages
If you have 2 tax returns then you should be ok with quite a few lenders.
Are the £1000 fees, fees to the broker, or lender arrangement fees for the mortgages you are looking at? Broker do not have a control over lender arrangement fees.
What is the purchase price? What mortgage amount are you looking for?
