Want to cry - Santander want MORE information

I'm slowing losing the will to live with this mortgage application!

They now want husbands sole trader accounts, signed by an accountant - they never get signed or filed anywhere as they are produced for tax return calculations?!! So how I am supposed to get this god only knows.

They also want to see the money going from my fathers bank to the solicitor to pay for the house, even though they already have a transaction report from the solicitor and a letter from my father stating he has no interest in the house and where the funds came from (Money laundering was completed by the solicitor so why Santander are interested I have no idea)

It seems to me that they dont want to lend the money as they have taken exception to my complaint after they misinformed me, resulting in them having to back down on the ERC charge. It seems the only way they can get out of not waiving the ERC is not to give us a mortgage, and that seems to be what they're doing.

Just ranting really, sorry, but I'm at a loss :(

    Sorry .... the mge process can leave you with white hair I know !!

    Have you asked why they won't accept HMRC confirmation of your hubbys accounting activity ?

    And/or why they want the figs essentially examined and signed off by an accountant ?

    The record of bacs or other tsf from Dads acc to yours/your conveyencer I know may be a pain, but should be pretty easy to evidence ...

    As I said in your other post, Santander are behaving in strange ways at the moment and are requesting all sorts.

    I know it is frustrating, you just have to rant and rave and then crack on with getting the information they require. They will not back down on any requests usually...

    The problem is, I'm dealing with a mortgage account manager (?) but shes getting information from the underwriter, that she doesnt understand either.

    They have a transaction report from the solicitor showing the money going to them from client account,full breakdown of money in and out...... I'm not sure what relevance it is, as the house is paid for and owned in mine and my husbands names and my father has resolved himself of any interest etc..... its paid for in full and on land registry.She was saying it because they want to check we havent taken a mortgage to buy it, well if we had, wouldnt it show on our credit check?

    I'm in conversations with a broker about possibly taking the hit on the ERC and going with Northern Rock as they would lend us 50% LTV and thats not that far from what we need, plus dad isnt desperate for the money back. I just feel myself getting more and more wound up with every ridiculous request I get

    Its enough to make me start smoking again!

    LOL, i'm not sure how to get signed accounts from 3 & 4 years ago, as the books are only produced the the tax return, so who the heck would sign them? they're not filed or posted anywhere?

    I dont know about HMRC, I suggested completing an accountants certificate which we initially sent accounts in instead, but they dont want an accountants certificate now. They just want a pink unicorn to fly through some hoops ;-)

    Hahaha, how does that even have any bearing? You could just create one for them, rocket pilot, traffic warden on Mars..... maybe we have the same underwriter!

    I fully expect them to ask for a kidney on my next call

    I think it is more than one underwriter there asking the silly questions, although the CV request is an absolute world beater and I cannot top that.

    Seriously, how are they qualified to assess a CV and how factual are CV's in any case.

    Next they will be calling up your old school to check how many detentions you had.

    NR are not as extreme and sure your broker knows what they are doing, although they also underwrite at times in an unusual manner...

    This may be your problem, you need to query their demands and get it confirmed what they actually need, if the "account manager" mis-interprets what is required you will waste time and effort getting something which is not needed.

    You need to get back to them and get them to specify exactly - preferably in writing or by e-mail - what is needed

  • I had an interesting one

    Client with no overtime - purely basic but with a pension going out

    They declined on affordability (affordability calculator was ok when I checked it and put clients net pay in). I phoned them up and ran through it with them - they took his net pay at £65 less than was on his payslips. Sent 4 latest payslips - all the same and put in the net pay as exactly what his payslips and bank statements show - their answer is that they go by what their net income calculator shows - even though their net income calculator is clearly wrong

    Doesn't make any sense to me at all
