Subletting 1 room question

hi i am about to buy a 2 bed flat, i will live in 1 room. When i spoke to HSBC they said i wouldn't be able to let out 1 room with any of their mortgages (something about loger has to be under 40% of house) Is that right?
i can afford the whole flat living on my own thats not an issue, altho a bit of a stretch
Are there any good mortgages that are more relaxed any let you sublet 1 room of a 2 bed flat purchase?
All advice gratefully received as i was about to put in an offer and this stumped me a little.
