Hey guys, all I'm after is people opinions. I know that some people will say defo go for one option over another.
I have a good idea in my head which one is better, and at the end of the day, I will have to make that decision.
I don't think aanyone can predict what will happen with the interest rates over the next two years.
If anyone does, then I welcome their hypothesis

I guess that the base rate will be 5% in April 2009 based on the Bank of England market projection given in the latest inflation report. This would make the three year fix a bad deal. The intervening projections tend to suggest that taking out a fixed rate mortgage today is likely not to be a good idea unless it is below the rates for variable rate mortgages.
I don't currently favor fixed rate mortgages that lock in more than one rate increase because that's above what the projections suggest is likely. Inflation and cost of living increase projections seem to support the market interest rate expectation.0 -

The best deal for you is option 1 fixed for 2 years with cashback there are no redemption penalty tie ins after the 2 years 3 years is to long as interest rates change up and down more often these days
