Thought I'd give a quick update.
Viewed 3 properties today.
First two were basically a waste of time, we didn't like them at all. However, the third...... Wow is all I can say... Instantly we knew we'd love it, it was gorgeous! Totally gorgeous.
We wanted to put an offer on, it's on the market for £215, and we went in for a £206 which the EA said they'd reject as they already had an offer on it. We were gutted, that was the maximum. I didn't like these EA's though, they don't seem that great, especially as it had already had an offer, when all the other EA's wouldn't let you view a property that had an accepted offer. I also overheard her saying "yeah well, I don't care, I'm not taking it off the market till the survey's been done, so tell her that" Scary!!!
The original house we viewed for a second time today and were gutted to see another couple, who were very annoyed to see us! WE were leaving just as they turned up. We put an offer on that as well, EA said he'd give it a go and see what Vendor says.

You may think twice about buying . I am the first to admit , it is a very one sided website , but there are some very clever people on there.
Take 5 minutes going through BBoard but more IMPORTANTLY take a look at the Newsblog , you will see articles from The Telegraph , Times , FT that don't give a good write up on the housing market

the alarm bells are ringing for me with the mention of the telegraph and the ft. there are very clever people everywhere and i dont see them on the 6 o'clock news telling all us house buyers that we're doomed to negative equity or worse.0 -

Which EA's was it? Some are better than others tbh.
At the end of the day, it's not really down to the EA's to decide whether a property comes off the market or not. If the vendors have had an offer, the agents generally recommend taking it off the market. Some vendors do, others don't. Also, sometimes EA's make appointments to overlap - it creates competition.
Always try an offer - even if a property has an offer proceeding. You never know. The property could have been on for months and had a few abortive sales proceeding on it - or no offers at all. The sale could fall through, and as you've made an offer historically, they'll revert to you to see if you're still interested. If they think you're a good bet (which you are - you've nothing to sell, a decent deposit and a mortgage lined up - you're second only to a cash purchaser!) then you'll be able to get away with a cheekier offer.

We did put an offer in and the EA said she knows it'll get rejected straight away and can we go higher. Hubby said we couldn't. So she said 'Alright will do, but I know it'll be rejected' So I guess our only chance is if the other sale falls through. Surprisingly, we haven't met any vendors, I always had this image of vendors being in the house as well, that way, at least they also get a feel of who they may rather sell to.
We've no more lined up today, but I'm chasing up two tomorrow, one, the vendor is always hard to get the keys off, another with the EA yesterday (Townends) Although to be honest, I don't really trust that EA now.
Another EA is really friendly bless him and is always phoning or emailing through properties, but they are never what we are asking for! Very frustrating.
I think I've registered with almost all the EA now, just a matter of devising a system where I'm regularly chasing them up.

Go and look at those Addingtom properties. Sometimes houses are a lot nicer than their details.
And it all goes towards being confident about the place you eventually buy.Everything that is supposed to be in heaven is already here on earth.
