Best Way Forward

Hi all
I’m looking to upgrade from my 2 bed flat to a 3/4 bedroom house and currently have a fixed rate until Dec 2013. What's the best way to proceed? Is it to secure a mortgage in principle so we know how much we can borrow? Is it to put the flat up for sale first? I'm confused as to the best way so any help would be appreciated.

I would recommend getting an agreement in principle to see what you can borrow, and what the costs will be, then get your flat up for sale, and also start looking to get an idea of what is available, until you get an offer on yours though, you are not really in a position to start making firm offers, so until you get an offer, don't set your heart on anything.I am a mortgage adviser.You should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it.
