mortgage free and want to move, dont know where to start!

first all i have no mortgage on our 3 bed home but due to bad neighbours and lack of room i want to move!
seen a new build but would require a 25% mortgage, mine being worth approx 129k and the new one being worth 169k. question is where to start, i don't work full time but have lots of income from different pots if you like but some of it is bereavement benefit, would they include that?
its a long time since i had a mortgage and its all so confusing, currently trying to hunt down a good IFA but don't want to get my hopes up if a no brainer!
