Who gives best rates to someone who wants a small mortgage with an 80% deposit and no other debt?:j

    You need to either do the research or speak to an independent financial/mortgage advisor for that.

    The advisors on here arnt allowed to tell you without first conducting a factfind and the people on here may only be able to tell who they used - it doesnt always mean they have found the best rate.

    With that deposit you should be a low risk to a lender so the benefit in going through a broker may be limited, hsbc have recently had low rates, they are picky but with that deposit you should be low risk, hsbc don't deal with brokers.

    Noted other thread, may be worth speaking to a broker, but do you really need a mortgage, can't you find a slightly smaller property?
