This is my first time posting on this forum so please be nice!!!
My husband and I have been saving to buy a new build and have recently found a house that we love that is ready to go now. It is basically an ex show house with everything in such as carpets, curtains, garden turfed, integrated kitchen etc. We absolutely fell in love with this house, we want it now!
Our main issue is that we are not on the electoral roll. We lived in an apartment for 3 years, both registered on the ER at that address before moving in with my parents in February this year to pay off our debts and save the deposit. We paid off 10k in debt (from our wedding) and are now left with only 600 pounds on a CC. My husbands earns 55k basic and I earn 36500 both in same jobs for nearly four years. Offer accepted for 170k on house. We applied to be on ER at parents address months ago and have been told will be updated 1 September and that can take a month from then for CRA to update.
We really need to apply for mortgage in principle now but don't want to be rejected. However, if we don't apply now will lose the house anyway and we might as well wait. Our credit scores are both 999 Excellent with experian and 440 good with equifax. (only thing going against us is ER (both) and 1 late payment 5 years ago (me) which was settled the following month when I was a stupid student with no awareness of the credit world).
We will be applying for a natwest newbuy scheme mortgage if we go ahead (aware of the pros and cons). Can anyone please offer any advice on this matter, am I am panicking unnecessarily or do we not have a cats chance?

Some lenders don't actually include electoral roll in their credit scoring criteria but use it as an address check and, in its absence, will simply ask for other proof of address instead.
However, f your names are published on electoral roll on 1 September, (just a couple of weeks away now) we may be able to expedite the update, as it's urgent, if you send us proof. Feel free to do this using the email address on my MSE profile, mentioning this thread.

Thanks James, really appreciate your response. Well we decided to do a full mortgage application this week and take our chances, I was eggshells but we passed and they are sending out the request for proof of documents this week. I don't know whether they will raise about not being on voters roll but we did explain and they searched under our old address as well. They did credit checks so fingers crossed things are ok so far so good. Thanks for your help though, if we encounter any problems with it will do as you say but hopefully it will be alright!0
