Land Morgage or Loan

just wondering is this high? borrowing money for Land


My friend has a Northen Rock Morgage and its only like 5k on a 150k House

when she asked to see if she can buy some land and what the rate would be?? (the land has a run down bungalow and the council has said there is no problems with a re build at the same size etc

i took no notice what rate she said because it was the figure i was looking at! (i thought thats steep and said forget that!!!)

basicly just the intrest on the amount of 164k was £960 pounds a mth over 25 years


surly there is a better rate out there? please forgive me i am not 100% sure but i think it was re morgage
but it was deffo by northern rock

    that's around 7% - should be able to get much, much cheaper

    Your in no position to say this without a full fact find. Given you don't know the circumstances it is not a fact, it is an enticement.

    wardlaw, welcome to the forum, please don't let the initial rough spots as you find your way around bother you.

    Your reply could have been improved if you'd mentioned the fee(s) involved, any penalties and noted that it's for a borrower with good credit record. We don't know the credit record concerned so it's prudent to qualify and seek more information. Changing "I can" to "It's possible to" or similar would have reduced the potential for your post to irritate the other brokers who post here.

    Wardlaw, you come on this forum and completely ignore the code of conduct and then compound it by ignoring experienced posters who offer you advice.

    If I was a member of the public looking for professional advice i would certainly not take it from someone who demonstrates such a lack of professionalism as you.

Then we have another sentence showing complete and utter ignorance, where you seem to have problems with the Caps Lock key. you in English have said being destructive is being helpful. Assistans should be Assistance and what does "advice like you is not" mean?

    If you have all that experience, how is it your basic communication skills are non existent? I do not think you could sell in an ethical manner, as your client wouldn't have a clue what you were talking about
