90% LTV on New Build

Hi, are there any mortgage providers who will lend 90% ltv on a new build house (from small private builder i.e. not NewBuy scheme)?

  • I'm buying a new build too. From what I understand most will consider that LTV. However are you getting any incentives? Like stamp duty, deposit, legal fees, carpets?... Lots of lenders are funny about these. I have a larger deposit % than you but was advised to try Nationwide, Santandr and Accord. This was largely due to the incentives I'm getting though.

    hello everyone, i've been doing some research on this but it doesn't seem to get anywhere... are there any lenders offering 90% LTV mortgages on new build flats?
    I've checked on the websites of most of the lenders I've seen mentioned (hsbc, nationwide, santander) but they all seem to have lower max LTVs. Is it just not possible?

    This would be for non newbuy properties (I can't see that many here in London...)

    There might be the odd one which does 90% on a newbuild house, but I can't think of one which does 90% on a newbuild flat.

    I have been researching this lately and Halifax are currently offering 90% on new builds. I believe this mortgage is available direct as well as via brokers.

    That's not standard lending. Their usual maximum is 80%. They will do 90% through certain builders/brokers by arrangement.

    No worries.

    The Halifax makes the arrangements with selected builders, then the builder nominates it's favoured brokers who are allowed to submit business.

    It works in a similar way to Newbuy.

    I don't know how direct business is done. I presume you simply have to be buying through that particular builder...
