Hi
I am looking to get a house with my girlfriend.
My girlfriend finished her studies and she is looking for a job in the UK (she is here more than a year now and she is an EU resident).
I am a UK resident for more than 10 years.
We found a house and made an offer and I've also applied for a mortgage on my name only.
The house value is :220.000
Her dad will give 120.000
I will be putting from my savings 20.000
and the rest of the amount 80.000 will be provided by a mortgage already accepted.
How can we make sure that the house belongs 100% to both of either (legal documents)
SO:
Me and her Dad
or
Me and my girlfriend .
My Lawyer told me the following:
"if the property is to be purchased in your sole name and as your mortgage is in your sole name, your deeds will also need to be in your sole name"
She mentions a deed which I am not sure if it is the right legal document that defined ownership or title.
So how can we make sure that the property belongs to both of us?
My girlfriend and her father will be very reluctant if it was to be only under my name.. imagine if something happens to who will the house belong then ?(to the bank?)
Also not sure if they can be added to the mortgage application as they both don't have a UK credit history and they wont be contributing to the mortgage payments as they are putting a big part of the deposit down..
I will be calling the lawyer tomorrow but was just looking for some advise before hand please...
Thanks

Usually the people on the mortgage have to be the people who own the property and therefore the bank would not allow a property in joint names but mortgage in sole name.
