    The rate for the top-up was 2.99%; not that I'm disagreeing with you, but if it was the rate, why didn't they come back with, 'ok then, but the rate will be XXX'?

    To decline the port request. Easiest way is to decline the whole application. Saves getting into a bun fight.

    Given that lenders can meet mortgage demand easily. Then inviting you to take your business elsewhere and lending to a new customer. Makes no odds to HSBC.
