If average houses where 3 x salary would you buy (q to renters)

The continued assumption or inference that FTB's can afford an "average" house continues to confound me.
I bought my first house in 1973. Records show [Nationwide HPI] that "average" house price - at the very time I successfully bought my first house - were 6.54 times my (then) salary.
Working back from today's average house price of £165K, then this is equivalent to an aspiring houseowner today earning about £25,600 - or about average salary.0 -
Most of the so called bears are on income support or credit black listed.
