Mortgage penalties when selling and renting

Hi, I am in a fixed rate deal with Nationwide until 31st Jan 2013. We have agreed a sale on our house but are struggling to find anything suitable and may have to rent in the interim. Can anyone tell me what happens to a penalty in these circumstances? Thanks!

Nationwide keep it.
Should you find a property you may ask them to port the mortgage, but they would only do thay for a period of time from settlement of your existing.
Should you go back and apply and fail, again they will just retain the ERC.0
