Help needed.Does anyone know any fees free deals who take maintenance into account?

Options
Hi
need some extra borrowing pretty sharpish. I only earn 6300pa therefore this limits the amount I can borrow but also get 3600 pa maintenance. Tried nationwide but they would not take the maintenance into account. I owe 32.5k. I know I wont be able to borrow much extra but was hoping I could get at least an extra 5k on top. Northern Rock wouldnt either.
Tried to increase hours at work but no can do at the mo. Finish degree course in July so hope to get better job afterwards.
Other than waiting til I get a better paid job(which doesnt seem to be an option at the mo unfortunately) does anyone know of a lender who might take maintenance into account?
Thanks in advance.

Is the maintenance supported by a court order?

  • Maintenance is supported by a court order but Nationwide said because my daughter is 14 it may not have long to run. Nationwide also said no probs with my credit. Need a lender that will take maintenance and tax credits into account. No more than £500 credit card debts and no loans.
Also fees free needed as I cant afford to have fees banged on top.
Not bothered about tie ins etc.

  • Our A&L mortgage (on which we're about to complete) took into account maintenance, but I had to provide 12 months worth of bank statements to prove it went in regularly. A bit silly when it's been going into an A&L current account for the last 9 months but anyway....
Not fee free, but fees can be added to the mortgage if you're in a temporary squeeze financially, which seems to be your situation if you've got better job prospects. If you can explain this adequately to the lender I don't see why they shouldn't be prepared to lend as you have up to 5 years left on maintenance. Many people find their position significantly improved in that time in any case, and you'd only be having to make up about 4k to cover the maintenance in that time anyway.

It seems to me that most problems arise when the lender doesn't fully understand your situation and just looks at you on paper. I made sure I spoke to them personally as well as using L&C to ensure the picture was clear.

Hope this helps and good luck.
  • Thanks BB. I used the Nationwide because I bank with them and they could see the maintenance going in and has been going in for years.
I will have a look on their website.
