Lost Deeds, Claim Possible ??

We have inherited half share of a Property, but a problem has arisen with the Bank and the Deeds. The Bank had the Deeds in a envelope which has now gone missing. So we have the problem of ownership, PROOF. The Solicitor is making a First Registration with the Land Registry Commision.
Can I make a claim against the Bank for losing the Envelope, therefore creating this BIG problem.

How big of a problem is it.
How much is the solicitor charging.
Ask the bank if they will pay for this service. I would think that's all you can do.make the most of it, we are only here for the weekend.

I dont know the answer I am afraid, but when the bank lost our inherited deeds they did eventuially turn up - but we had to go through some of the estate work again, to include the house

Paper deeds are not that important, in fact they arent even worth the paper they are written on.
They are all held electronically at the land registry.
You could have done this your self withuot the need for the services of a solicitor.make the most of it, we are only here for the weekend.

If you read the first post properly you will see that the property is not registered therefore there is no record with the land registry.
The paper deeds are important as their presence would make registering the property alot easier and cheaper.0 -
A complaint should, I think, be made by the personal legal representatives of the deceased.
If the bank do not resolve it satisfactorily then it can be referred to the Financial Ombudsman Service.
Ultimately, the bank should pay costs over and above those which would have been incurred anyway.
If I were acting for the bank (which I am not!), I would probably advocate the bank simply sorting out the conveyance and registration with the Land Registry.0 -
McKneff, as noh noted, it has not been registered with the Land Registry, The Deceased person had no Family, we were the only ones close to her. A Solicitor is on the case trying to register in our name, I know Solicitors know how to charge and they are dealing with the Estate, so they must carry on.0
