Estate Agent Typical Fees

evening all,
Ive read on this site on several posts that you should try to get Estate agents down to 1% fees and ideally no lock in period when selling your home. so far ive had quotes from Connells of £3000 flat fee and and a quotes for £2500 from Taylors estate agents. Both companies stated they dont do a percentage fee and that most estate agents just do flat fees as well. Am i just unlucky and should i try other estate agents or are percentages a thing of the past? My flat is only worth 100k and i dont want to pay £3000 when selling it. I am in Worcestershire if this helps?

Try a real local agent rather than a national chain.
AIUI Taylors is part of Countrywide, Connells is part of the Skipton.IANAL etc.0 -
It depends how much competition there is in your local area.

Local markets have their own rates.
But paying 1% to an agent who does nothing more than stick a leaflet in the window might be a wasted effort compared to paying 3% to an agent who busts a gut to market everywhere possible and finds a buyer within 10% of asking price 6 weeks later.0 -
The Connells in Worcester are severely hard work to deal with. They top my hardest Agents to deal with 2012 so far...
I am sure this has been debated to death, but there is only so many pictures you can take of a £100k flat. I make you right to save your money and I would pay £200-£300 and pay upfront an online agent to advertise on Rightmove et al.

tried connells last year and was very unimpressed with their service so changed to shelton & lines who were excellent. Saw a house I wanted to view a few months later with connells as agents took 4 days to get an appointment to view. they kept saying they would ring back with a time, then said vendors could not be contacted. When I finally did get to view they had only rung the vendors that morning. Vendors quickly changed agents!!Number 35 :j0
