Have you spoken to Woolwich about whether it will extend the period it will let you rent for? If it refuses to do this, it may also be worth asking if you can switch to a Woolwich BTL product.0

I would think given your circumstances that the best thing you could do is sell up. It would allow you to find your feet again and then you can start another buy to let as you would have released some equity.
